Thanks guys. Yeah I've seen the houses or that way are topically old and not the nicest area. Ate y'all getting many deals off the MLS or are they typically off the market type of properties?

I hear that the Conroe area is a really hot investing area right now. Is there anyone here actually investing in Conroe?

@Kevin Domschine, Definitely! And thank you for the response. We're both eager to get started but like I said previously we are reading books and scouring through the podcasts and forms on here to get as much information as possible. 

At the moment we're focusing on fix and flips to gain some capital so that we can start Buy and Hold investment properties like single-family and multi-family rentals. My short-term goal is to get a couple flips under my belt and hopefully gain a couple of rentals along the way but ultimately I'd like this to replace my job and make a career out of it. Have enough property to live off of and if it is meant to be strike it rich if I'm lucky. But that's not something I'm actually focused on. Right now I'm just focused on learning everything that I need to learn in order to get started.

I haven't been in contact with any real estate agents who want to work with an investor so I don't have access to the MLS since I'm not an agent, but I have looked through Zillow for foreclosures and pre foreclosures to see what's in the area. Really not a whole lot in that regard in my market at least not much that I would actually want to invest in but I plan to use the door-to-door strategies I've read about. Maybe send out a bunch of letters, or drive through some neighborhoods and look for distressed properties. I've partnered up with another guy and have done a pseudo dry run on a property that we wanted to look at on a golf course. It was vacant and needed massive repairs. I'm no expert so I couldn't give an accurate estimate of the repair cost but I did grow up doing that work with my father and I thought it would need somewhere around $75,000 in repairs. They were asking for 165k and the market in that area for that size and type of house was between 225K in 240k. Needless to say it was a little overpriced for a flip, but we weren't ready to make an offer anyway. What we did do was talk to the neighbor and just like what was said on the podcasts, you would be amazed what people are willing to tell you. It was a pretty cool experience and just a baby step towards our ultimate goal. Outside of that we haven't done any actual research yet but we're in the process of educating ourselves properly before we jump into something.

Hello folks! I'm excited to be here to learn as much as possible, and potentially work with some of y'all one day. I've already read the Ultimate Beginners Guide and bought an investment book. It's on buy and hold rentals but I'd like to build capital on flips first (so maybe I should have invest in a J Scott flipping book first). I'm also listening to the podcasts. I'd love to get connected with other investors, agents, brokers, real estate law professionals, and possibly even wholesalers in the  northern Houston area. 

Hi @Bryan Pham, no I haven't been to any local meet ups yet. I have searched online for those types of networking groups but I don't know what's legit and what's not. Do you happen to know any? I see you're in CA so is assume not. 

Hi guys. I'm new to HAR and I'm looking to start investing in real estate. So far I don't have any real experience. I've for some "dry runs" with my partner to get a better idea of what we're doing. We have a private lender but we need a good real estate agent who knows the lay of the land and can help find potential deals. Any recommendations? Thanks!
