@Sheik Charles Brown-EL Since the scope of work will be different on every house, the timeline will be different. I read The book on Flipping Houses before I started on my first flip and it was very helpful. Also, keep in mind that there is a very good chance your first flip will go over budget and take longer then you plan. Good luck!

I have worked for my father doing home improvement since I was old enough to hold a flashlight. During that time he worked for several investors doing the rehab for them. While working for him, I always wanted to be the guy who came by just to check and see if the job was done, and made the bulk of the money.

When I finally felt I had a chance to be that investor, I read everything on the internet I could find about flipping houses. Ending up here by following J Scott from reddit.

Bought my first house in April. Spent 4 months rehabbing it, doing most of it myself. And am now set to close on the 31st. I am still working on the exact numbers, but I will be close to breaking even if I account for my time.

I'm looking forward to networking with others in my area.
