We couldn't make the numbers work with the seller and didn't buy the property. The property sold for $690,000 and recently sold for $1,150,000.

A triplex in Pinellas County Florida recently came to market, it fit all my criteria, so I analyzed it and found that if I were to offer asking price I would be losing $393 per month. I didn’t make an offer.
My issue is all of the properties I analyze seem to either break even or lose money each month. I have begun to question my analysis and am hoping to get some feedback from the bigger pockets community. I have attached a spreadsheet that summarizes my analysis.
Would you all please look it over and see if I am missing something.

Hello, my name is Dustin Lord I am an aspiring real estate investor living in the Boston, MA area. I'm looking for my first real estate deal and have been focused on the greater Tampa / Saint Petersburg area because of its job and population growth.
I am looking for buy and hold real estate opportunities in the greater Tampa / Saint Petersburg area. I'm interested in cash flowing multifamily properties that require minor cosmetic work. I'd prefer newer block construction in neighborhoods with a low crime rate and within a 30 minutes drive of downtown Tampa.
I am wondering if anyone can suggest any specific neighborhoods in that area that I might be able to focus in on. I understand that this is a very large area. What are the towns I should be focused on? What are the town's / areas I should stay away from?
I'd really appreciate it if you would share some of your knowledge of the areas towns and neighborhoods and help an aspiring investor make his first deal.

Thanks for the responses. I agree that the expected level of finishes in Newton is excellent and thought $125 seemed very low for the area. However I thought $400 was extremely high for a 2,300 SF house. Perhaps I didn’t provide a detailed scope of work and it lead to a wide range of estimates, as you suggested Brian. I’ll further define the scope of work and see if the estimates are closer in cost.

My wife and I are planning a full gut renovation of a 2,300 SF single family house in Newton, MA and are trying to plan our budget. We have received preliminary bids from a few contractors and have received wildly varying costs. Their costs come in anywhere between $125 - $400 per SF. (Total cost $287,000 - $920,000) Does anyone have experience in the Newton, MA area? a realistic estimated cost/SF for full gut renovation?
