Thanks for the feedback @Carlos Ptriawan.  Where do you pull your Cap rate data?  Do you provide reports similar to what Crexi has for multifamily properties?  If so, can you send me some samples of what you have.

Good morning, everyone. I had one of the Crexi representatives present a demo for me yesterday on the Crexi intelligence software and was very impressed with the data it can produce. It can basically produce within any number of miles radius to the subject property most of the key data we need in order to make a decision to pursue or move on to the next multifamily property including demographic data, major employers, cap rate trends, comps and some good prospecting data as well (owner contact info, loan data, when loan is due, interest rates) pretty much everything you need at you finger tips quickly.

Is anyone using this software? If so, how accurate have you found the data? Has anyone compared it to what costar produces?

What is the best pricing tool to use to manage and price your short term rentals? Has anyone had

experience using the one listed below?  

Price Lab - Beyond Pricing - Wheelhouse - Airdna - mashvisor - Key Data

Any advise would be greatly appreciated.

Hi Mike, did you move forward with the purchase of this property?  If so how do you end up dealing with the utilities cost?  I am curious and looking into purchasing a property where the utilities is the responsibility of the owner.  Once you have a chance please let me know.  Thank you
