I have been researching a lot of REI softwares like Propstream, REIPro, etc. What other software is good?

I am starting out wholesaling but would like to know if it is illegal in Virginia?

I also would like an opportunity to bird dog for any real estate investors to understand the industry.

@Will Barnard i think all business should be conducted with integrity. I’m new the wholesaling real estate and have not closed my first deal. I am a Data and Analytics Specialist so I let the numbers talk for me. I think this is why I am so nervous about actually making an offer because I don’t want to seem like I’m trying to be greedy or getting over on something. I want my deals to be fair. For example, if the profit for the cash buyer after rehab is 25K I would prefer my assignment fee to be around 5k or 4K..... do y’all think that is a good mindset to have?

@Corbin Lane the best place to get open source data about real estate, population growth, etc is Data.gov. This the information that is used by the Government to determine mortgage interest rate and loan interest rates.

I currently live in Virginia, but unclear on how to identify if my backyard is the best place to start wholesaling properties off-market.  I have located absentee owners in my market.  Is there a good cold calling script that I can use or any other scripts.
