I'm sure I'm late to the party here but wanted to offer some insight to others seeing this topic. There are plenty of great options for property managers in the Nashville area so it is important to screen your options and find one that fits your specific needs for your properties. 

To start, I would second what @Steve Rozenberg recommended to begin your search within NARPM. I help serve on the board for the Nashville Chapter and can say that the organization is there to help protect property owners and share a code of ethics for doing business the right way beyond just holding a license. Chapter Meetings are held monthly to network with other PMs and vendors alike so it is a great resource for staying in-tune with the industry.

Post: Is Nashville on the brink of a cooldown?

Hey Adam,

It's hard to imagine but I don't see Nashville slowing down much. It is tough to find a 'steal' but there are deals to be found if you speculate on the next hot area. Neighborhoods are changing, for the better, in a matter of a month in many areas so you just have to be there when they do. I think Nashville is insulated from a drop in the national market with all it has going for it like Lucius mentioned.

Hey Tony,

Do you mean a company who places and manages the AirBnB/VRBO type tenants? I recently leased spaces to a company like this and it has worked out. As long as this company is fully responsible for their guests, maintenance, turnover costs, etc. it can be fruitful. More wear and tear to be expected in the end but if you sign one year agreements and check the property often enough it can be managed well.

There are plenty of opportunities to meet and discuss Nashville real estate! A great resource is REIN (Real Estate Investors of Nashville) who meet regularly and all over town. This would get you quick exposure to like minded people willing to help! 

I'm on the single-family side of investment property but if you'd like to grab lunch or coffee while in town I would love to meet!

Hey Jordan,

I couldn't agree more! It's great for Nashville to get such exposure - I don't see how the city could grow much quicker than it is though! On the management side, I've seen all the condo/apartment/townhomes delivered in the last years have been increasing the average rent expectations. Any thoughts on which area of town is the next hot side of town for flips and/or rentals?
