 Thanks so much for the detailed response. I dont believe I like the idea of one bad property putting all at risk. Plus if the requirements are tougher ($$$), that would hurt a smaller investor as I am. Looks like I need to stay the course as-is.

Yes I thought about leveraging that one too. My plan was to start selling a house or 2, in maybe 8 months once the tenant pays down the mortgages a bit more. Thank you!

I hear that it's hard to find someone in Texas who will do blanket mortgages. Another lender who is also an investor, says its really not allowed in our area but she knows it happens. What are y'alls opinions on blanket mortgages?

I have 5 SFRs so far. Four mortgages have a balance around $90-100K, with values ranging $135-165. One property has no mortgage. I'm wondering if it would be an option in my situation to do a blanket loan for scaling. Or, just keep going as I am, doing delayed lending to cash out after I make repairs and get a tenant in them. Pros vs cons?

Just enter an address, a name, an email, etc. and they find the rest of the contact info for that person. You could also look up the public records for last time the property sold to find out who the agent was on the deal who represented the buyer, and contact them as they will have contact info for the owner.  

I have forewarn but no luck there. I did do a sales search but didn't provide results either,  other than the listing agent who played dumb saying she has no info. Ive turned my info over to a professional wholesaler in hopes they have better luck skiptracing the owner.

An atty told me i may still not receive it after 10 yrs. He didn't act very confident in my chances at all. Its such a huge risk, I'd rather just buy it if at all possible.

I thought about that, but on another case i was told that the person I'm suing has to be able to receive the court serving notice. I better ask this JP office that question. Thanks for this❤️

 Move on, you did enough. Why are you spending so much time on this? Why would you want to inherit a headache?  Do you know how to remove this guy if you did close? How you going to walk the property with this guy in it? Do you know how to determine reno costs IF you cant get in or even if you do get in ? Move on,

You wouldn't move on if this was next door to you. This is dangerous for myself and our families. It looks like they're drug dealing out of the house. We don't want this in our neighborhood. The school bus stop is next to this mess. Would you want this threat next to your spouse and children? Plus ruining the value of your home that you bust butt to keep nice all while your taxes go up? I would hope I am not the only person to not just let this crap happen near their family.

 I would have him gone in a few hours. Its ALL about how /what you say to him. I have delt with low life's for 10 years. What I would do , if when he leaves board up the property, just an idea

I'm seriously considering squatting there myself if I am unsuccessful locating the owner. The taxes are up to date tho. Seems if an owner is spending money they would not want these issues.🤷🏻‍♀️
