@Steve K. do you charge a utility fee to the tenants for the solar panels? e.i. purchased system to power partial home, still receive an electric bill, say you charge the tenant a $100 utility bill for the solar use, do you keep the electricity bill under your name? or in tenant's name and still charge the tenant the $100 on top of the rental rate?

@Nick Duncan interesting you mention AirDNA. What is your experience with using that site and your thoughts on it?
@Brian Barch am interested in a normal year 2019 data, the 2020-2022 cycle is not accurate data imo due to extenuating factors. @Luke car

@Luke Carl thank you for your input, I was curious to hear your thoughts as you were mentioned to be the STR go to. May I pm you?
@Andrew Steffens so taking out 2020-2022, is the trend still increasing, and if so do you know what that percentage is for your properties? I'm looking for a gauge based on operators. And interested to see what the STR market does this upcoming quarter due to "recession" and companies laying off employees.  

@John Williams I am also seeing those trends from STR to MTR's. I am def a numbers/data oriented investor and want to make sure the business model will work in my current market.

@Carlos Ptriawan thank you for the website, I'll look into it. I have LTR's as well and appreciate them for the lower risk than STR's. I'm interested in "diversifying" my RE holdings. @Bruce Woodruff value as in the property value after purchase, rehab, etc or...?

I've researched attempting to locate data. So far, it's all predictive analysis. I want to hear from the actual STR operators, how has your business been impacted since March 2022 when the market shifted until now? Increase in bookings or overall decrease besides seasonal cycle?

@Cj Underwood No, I went with the Chevy Bolt. I don't like purchasing expensive vehicles due to their depreciation.

@Tanya F. Yes it is a hatchback and believe the seats do fold down, I have yet to do so.

@Brian Rosher Thank you and I feel like a got a steal of deal, the car still smells new and has all the bells and whistles. Definitely the "fanciest" car I have owned. 

@Tanya F. I looked at the Hyundai Ioniq Electric as well and although it is nice, the range is the biggest draw back since they have yet to catch up. I felt that I would have to "upgrade" in a few years which defeats the purpose of owning for at least a decade until technology/range increases. Chevy really stepped up with their 2017 Bolt in response to Tesla long range and am glad there is another option other than Tesla with similar range! I'll be curious to see the range extend over 300+ in the next few years for other manufacturers. There are a lot of Bolts coming off commercial lease and could get great deal as well. One thing that changed my mindset in regards to miles, I no longer care about the miles I drive, I care about how many miles my charge takes up. For instance, my gym travel distance is 9 miles, a total of 18 miles. Last night's charge range was at 222 miles, due to it's regenerative braking, I clocked back at 218! Therefore, I only used 4 miles of power. I am very happy with this purchase and highly recommend it if you're not going Tesla.

First and foremost, thank you ALL for your input, experience, tax strategies (those were the best), and wisdom. 

If you're all curious, drum roll please.... I purchased a 2017 Chevy Bolt LT with a range of 231 miles and fully charged at 250. With the exception to the Tesla, all other electric vehicles have a higher than normal depreciation due to low demand (who knew!? especially since it's the future and it cost me a total of $8 bucks to charge it). I took advantage of that depreciation, my case 50% of a brand new one and the write off's. Although I do not qualify for the tax credits available the purchase price far outweighed the fed & state tax credits. I wonder how many people have taken advantage of this fact? Although I do like cars, specifically exotic cars, this is my daily driver which fits my needs currently. Most importantly it allows me to continue investing in RE.

@Nate Bell You are the first out of 7 pages of comments that's mentioned the next best alternative to Tesla, the Chevy Bolt. You were right, I definitely enjoy it and experienced my first no battery life anxiety attack last weekend. Still figuring it out lol.

I agree with @Jay Hinrichs, obtaining my RE license opened up the whole can of worms that RE is and how far the rabbit hole it goes! It's a great way to earn the experience much more quickly and learn from top producers!

After you've gained experience used that 20K-50K to grow your RE goals. It costs significantly less to start as an a licensed agent, receive actual "how to" training, learn about your market and us market. There is a ton of FREE material on BP and so many recommended Books. Also, your local community college will have RE classes for a small cost and can even get fin aid to either pay for the full costs or partial.

Great debatable topic and appreciate everyone's input, facts, experiences from each end! Saw this and had to share! ðŸ˜‚

I go through the numbers for any large expenditure, it's just who I am by nature, I come from an analytical background. I have the two vantage points, one as an Agent clients appreciate a nice vehicle potentially creating additional business, two, with an investor mindset it's been a challenge since this purchase would not be paying me!

Fun Fact Tesla rep indicated batteries will run to 500,000 before they die out. Who has a Tesla with over 200K? lol
