Hello everyone!
I'm a newbie REI in the York PA area originally from Baltimore, MD. I currently work in the IT field and am eagerly looking to start investing part-time and eventually taking it full time and entering into the commercial arena. I'm looking for honest and trustworthy brokers, agents, and professionals in the area that we can prosper together and create lasting business partnerships. (A bit sappy, I know!! Lol)
I have not completed any deals as of yet, and have no prospects as I am still looking to build my foundational resources. I have always been interested in RE but thought that it took a lot of money to get started. I recently attended a Rich Dad weekend seminar and found otherwise and have been on the hunt to get started since.
My goals are to begin with Wholesaling to create immediate cash to pay down some personal debts and create cash reserves for investing. I've also thought about and am beginning to read up on Lease Options so that I can create immediate cash AND still hold the property for cashflow. My next steps are to buy and hold properties for cash flow to Financial Freedom and move into Commercial Investments.
Since the seminar, I've been looking to find out as much I can find about REI since I couldn't afford the advanced classes, which is how I found this site. So far it has already been a great help in many respects.

I attended a popular 3 day Real Estate investing seminar and got general information regarding investing and different ways of making money. I'm eager to learn more and get started investing but I couldn't afford the advanced classes to find out what to do next.
I don't own any properties except my own house and have never looked at investing before. I had come up with a plan during the seminar of what I want to do, but not sure what my next steps are to get started. Here's my outline:
1. Wholesale a few properties for immediate cash and to build up investment reserves.
2. Buy and hold other properties for cash flow.
3. Move into commerical Real Estate.
My problem is I don't know where to start next. Since I've been to the seminar, I've now seen foreclosures on websites tauting prices of a few thousand dollars, heard about short sales and REO's and I don't know what I need to learn or know before being able to capitalize on those deals or if I'm even comprehending what I'm seeing properly.
I talked to a guy local to me that offered to help me get started in investing but it became apparent to me that he was well seasoned in property rentals but really didn't know much about the other ways of making money in Real Estate which I'm MOST interested in for now.
Any help or pointing me in the right direction is appreciated.
