Can you guys suggest B or better neighborhoods in Memphis? What's the per sq. foot prices and rents there for a typical 3bd/2ba house? Also, what are the vacancy rates?

thanks @Luis Miramontes about suggesting neighborhoodscout.com. However, I checked it for my neighborhood in Carmichael, CA and it shows 17.5% vacancy rate, which is not true for a highly desirable Carmichael. Makes me question the reliability of their data.

Hello, I need a light gardening service for my duplex in Rancho Cordova (Sacramento) area. The previous gardener was doing a lousy job... I often found broken irrigation tubes wasting water for months...

Any recommendations would be greatly appreciated.

Hello everyone,

I am planning to remodel one unit in my Carmichael duplex. It's 1000 sq. feet, 2b/1ba. Everything original from 1978. Ideally, I'd love to understand a cost per sq. foot of repairs, not sure if it's possible. I also need recommendations on contractors. 

Here is what I am planning to do.

- Complete remodel of kitchen (14 liner feet of cabinet space (dishwasher and gas range is included in the 14f). Granite countertops, peel and stick tile as a backsplash.

- New laminate floor everywhere

- Bath remodel (paint tub, clean tile. Replace floor, toilet, vanity with faucet, med cabinet.

- Paint everything (1 or 2 colors)

Any thoughts on cost per sq. foot appreciated.

So, heater is replaced thank you @Jesse Hinaman and @Joe B. for referral to Trimline HVAC. Just wanted to share the quotes I got from different contractors in the Sacramento area:

- Bell HVAC - $5K
- Jaguar - $2.9K
- Trimline - $1.8K

Hello, My tenant is reporting a problem with the furnace heater. A technician from Bell Brothers identified a problem with the motor, it's basically stuck. He says replacing the motor would cost about $700-900 and it's not certain that it'll fix the problem, Installing new one would be like $4K with permits etc....

The furnace currently installed is:
Borg Warner
Model# UK8060-21
Serial# 3398 m4

It's probably an original heater from 1978 when the duplex was built. My questions are:
- Based on the age of the furnace, does it make sense to replace it instead of fixing it?
- $4K replacement cost sounds too much for a 1000 sq. foot unit....
- If there are any contractor recommendations to do the job for less, I'd love to hear...!
