That's what I figured but I just thought I would get some input. I got some lenders referrals from my agent and they are all banks. Some people say to try and get a good broker because most banks will only give out up to four loans and with a broker they are alot more flexible, is this typically true?

Has anyone experienced using rocket mortgage to do a brrrr or refinance a deal? Just curious as someone who is looking to invest out of state if this is a viable option or if it's better to find a local broker.

I recently got names of a few contractors in Jax and i'm just hoping for a little feedback from folks in the area or that have done business with them in the past or present assuming you have heard of them of course. Just trying to get a feel for reputation and work ethic etc. PM me and I can send a few names over your way to see if you know anything more. Thank you

Ok that makes sense on the double closing costs, I kind of just learned about delayed financing so I was curious what others thought. When would delayed financing make sense to use?

I will be buying properties soon and implementing the BRRRR strategy. The thing is, i will be using a HELOC for the full cost of the home plus rehab. To make my payments lower on the HELOC I was thinking of using delayed financing to pull some money out to pay down the HELOC making the monthly payment lower and then once the rehab is completed then refi to pull the remainder of my capital out. Does this make sense or has anyone done this? Thank you

Just curious with everyone's thoughts on this matter. People who have investment properties in Jax do you have flood insurance? Is it expensive? Is it worth it? In California we have earthquake insurance but personally I dont know anyone that has ever opted to get it considering how expensive it can be. Just wondering if this is kind of the same issue or not considering the hurricanes.

I'm looking for some recommendations on lenders in Jax that could help me with a refi in the future as well as some repped general contractors. I will be utilizing the BRRRR meathod as an OOS investor so if anyone has any great experience working with anyone over there please let me know. Thank you

What about the differnet options such as delayed financing considering most of the times these good deal homes will have to be bought with cash, I have 100k HELOC so I figure buying a property between 50k-70k then around 30k rehab
