Great info

it gets tricky 

NOI at a 10 cap is 10%return of what you paid

so the higher the cap rate the lower the price 

if NOI is 3'000 at a 10cap purchase price is 300,000

3'000 NOI at a 20 cap is 150,000 purchase price
