Goodmorning everyone. As you all know the mayor of Chicago continues to extend the covid mandate another 30 days every month. When do you think this might end? I hear that a lot of landlords are going to be looking to get rid of their properties. I also was told by multiple investors to wait until the mandate was over before I get my first rental property. Any advice or suggestions?#chicagolandrealestate

That's exactly what I was thinking. I definitely need to implement a way that makes it beneficial for both parties.

@Aaron K. I mean of course, but the point of this post was how to convince my landlord how yo let me sublet. Not " should I try to sublet a property I dont own". If others can do it and run it through their landlord, then I can too.

Perhaps you can ask the title company who will be handling your transactions for a PA contract. If anything, you can grab a template online.

Actually, I learned that in some cities the tenants actually have the right to sublet by law.

The more I read post in BP the more I learn that I don't know near as much as I previously thought I did. I learn something everyday and I am very blessed to be a part of this community. What have you learned today on BP?

Can you refi a VA rehab loan or a 203k loan into a cashout refi after the Repairs and rehab are done? The objective behind doing this would be to use both loans for fix and flip purposes. Would refinancing liberate the borrower from having to stay in that property for 1-2 years since it would be under a new loan? Thanks for your responses!

So, I'll soon be moving to Indianapolis and I want to buy a decent house with the intent to air b&b the extra space. However, there is a possibility that I might have to end up renting a house if I can't find one that meets my criteria. I don't know how they would feel about me air b&b-ing extra rooms if I just rented the house. Has anyone that renting a house tried to air b&b the extra space without the landlord catching on? Thanks for the responses.
