My question for the forum is: does making the only bathroom in the unit a 3/4 bath cause it to lose a significant amount of value? Even if it makes the bathroom more practical?
Background:
This is my first bigger pockets post. I just started investing in real estate and I bought my first house hack in the Boston, MA area. The house has 2, 3 bed/1bath units and was built in 1910 with a fairly odd layout. The biggest problem we’re running into is that our unit’s bathroom is 47” wide x 10’ long. In addition, it’s an attic unit and the ceiling slopes down near the far wall. There’s no obvious way to reconfigure the bathroom that make sense. If we put a 4’ bathtub perpendicular to where it is now, we’ll have about 2 feet of dead space between the wall and tub because of the sloped ceiling and the window. If we keep everything on the same wall, there’s very little space to get in and out. The one idea we keep coming back to is removing the tub and installing a 4’x4’ walk-in shower area. Is this a bad idea since the unit will no longer have a full bath?
P.S. Our plan was to live in it for a few years, then rent out both units. So we’re interested in both resale value and its rental value.
