Yes, I do...

I did the BPO's for the houses myself using both the income approach and the sold and sales comps.

The owner agreed with the selling price. I will say there are parts of the KC market also do have lower ROI/CAP rates but your talking like new houses but these houses for sale are older houses in this market built. The spread sheet show the year they were built, rents,taxes, insurance and numbers etc. The houses are in Independence, Raytown, Grandview, KCMO, KCKS.

Hi Bob, KC Market has high cap rates...The avg house is about 50-90K/per home  Rent up to $1000 depending on what city. I personally own properties there . The houses for sale range between 9-18 Cap in several different cities. Avg 12% It appears you do not know the market.

I mainly do commercial deals but have sold SFH in bulk all over the country..Every market ROI is different. San Francisco CAP is 4 or lower. Dallas 7-9 CAP OKC 7-9 CAP I can go on and on about market caps nationwide. Hawaii has a low Cap..

I have a friend that has experience white collar crime on her credit. Some how some one got a hold of here SSI# and even track down an old and expired bank account number.
The bank sent collection agencies after her. Her credit score went down substantial.

Any advice to clean her credit up?

It is a business opportunity to getting distress owners to modify their loans.

I bought Jason's program. I was most interested in the JV.
You are basically a broker w/o a license in getting the two parties together to do a developement. You are part of the entity if agreed. My problem is that his course is incomplete w/o sample JVF and JV agreements. I have work his course. It is not easy has he has stated. It take hard work and no yet made my first deal. I have seen no testimonial that anyone has succeded in the JV.Also, developer I talk to does not necessary have the money to fund large projects.
