I have read books and feel I'm ready to start the process. I have some experience (2 doors to 1 door) and learned many lessons. I just want to start out the gate with a better plan. I like both multi-family and SFH.

I appreciate all feedback.  

This was great information. Thanks for sharing.  I can see myself in at least two of those mistakes (buying off of emotion and familiarity with the location).  I have learned to rely on the numbers they don't lie and understand the other factors in the community (jobs, new construction and politics). I'll be sure to reach out if I find any properties in your buying areas to get your advice.

Great job!! What an experience and learning opportunity. I really appreciate you sharing your experience and being transparent about your ups and downs in the process. This is how we all learn. Just a tip - You should be able to change your title deed to your LLC name for asset protection.

@Alex Olson You are an awesome dad. You are providing your daughter with skills and knowledge to be financially independent and successful. The best part is that you have her undivided attention.

I would love to here an update after a few months.
