Thank you for your response. I'm sorry for posing an unclear question but you've answered it perfectly for what I needed. Are those the only two steps you take? When analyzing markets do you pick a place you think maybe a good cash flowing market or do you find the location from researching more broad?

Recently me and my partner decided to dig into multifamily real estate because we think the advantages and leverage it provides, is more tailored to what we wish to accomplish. Then more specifically, we decided that the Seattle, WA, area looked to be a rapidly growing market we wanted to get into so we moved on it. Talking with associates of Bigger Pockets we came to find out our goals were centered more around markets that Cashflow and not so much around markets that Appreciate. Further more, we found that Seattle is more of an appreciation market. I want to know what processes sophisticated investors use to identify a cash flowing market?

Hello, Me and my partner started out thinking we'd have to start out with single family homes in order to move up to complexes. We've came to the conclusion we want a multifamily property so the bank doesn't look straight at us when analyzing it. How big can we start with out a lot of net worth and capital but still able to maintain on site property management?
