I think the best course of action for someone in your situation would be wholesaling. Work on getting properties under contract and assigning them to rehabbers. You can do this with no credit and very little money.

The first step is to get it under contract. There’s no need for an agent. If you’re buying traditionally your lender will handle setting up the closing.

95K on a 120K ARV doesn't sound like a great deal to me. What is your exit strategy?

In that situation I think it’s safe to assume that is a first position loan. There’s no need to hire a title company in the research stage. Just go to the courthouse and find the information yourself. Most counties have all of the deed and lien information on-line.

Hang around as many other investors as possible and deals will find you. My first deal was a throwaway from another investor who only does deals that net him 50K or more. Less than 50K is still a lot of money to me!

My second one was from an investor who got in over his head with a rehab. I went in, with a contractor friend, and finished it.

The one I’m finishing now I got from an investor who wanted a quick flip. I’m currently working on a cash out refi and then I’ll rent it (my first rental).

I’m still waiting to get that first deal on my own, I’ve had a couple pre-foreclosures that were close, but until then I’ll continue to buy from other investors.

I just found you guys today. This is a great site.

I'm in the Atlanta area and am 3 deals into my investing career. 2 rehab and sell and now working on my first rental. I'm learning a lot and hope to learn more from all of you.
