@Suraj Nagrani I ran some numbers for the heck of it and came up with negative cash flow. I don't know the terms of your financing but based on $400,000 sales price for 1597 sqft. and going on $3000/month rental income (a little less than $2/sqft) Assuming 20% down at 5.5%, 5% vacancy, 5% repairs (lower than the 10 since it's new), 10% property management you are -6.5% COC ROI, - $466.92 monthly cashflow.

Is there something I'm not considering?

That area is definitely blowing up right now. I can't imagine you'd be able to purchase a new property in that area that will produce any positive cash flow (unless you're paying cash, in which case I don't know what your COC return's would be). That said, if you're doing it for appreciation then I guess there could be a play depending on what they would be selling it to you for. Tobin Hill is great, and the whole downtown market is appreciating as San Antonio continues to invest in it, but as @Will Pritchett mentioned, be sure you know what's next to where the townhome will be.

Hey Anthony!  Welcome to BP and welcome to San Antonio.  I think you'll find that you will enjoy both.

I haven't "done this before", although I've been trolling BP for a while now and plan to purchase my first investment sometime the first half of 2015.

I'm a Realtor here and have access to the MLS. If you need help with that aspect, I'm happy to help. I'm near the Leon Springs area (I-10 north of 1604) so if you'd ever want to meet up, I'm game.
