Welcome Nate (Though you joined before me).... real estate in Massachusetts near Boston is its own beast (but can be a good one). I just relocated to Charlotte, but I have intimate knowledge of the metro west market. I spent every day for a couple of years researching the market, as we lived there, and understanding every property that was for sale, the trends, the demographics, and just the feel of every town (which is certainly different town to town). If you have any questions I might be able to answer I'd love to help. For perspective, to my realtor's chagrin I set the price of my house to sell, when she (who is one of the best realtors in the area) wanted to set it differently (lower), and by knowing the market we sold in less than 1 week. She also admitted that we got more than she thinks we would have got listing at her price, so there's that.

You will be hard pressed to build a new 2200 sq ft house for 150k, even if you were the builder and doing it at cost. What area in Charlotte is the lot (zip)? We talking uptown, or is it really in Matthews or a more suburban area? If it's not close to town, 60k seems a bit high.
