Which should be a priority, to get prequalified on the 20% or more downpayment on the investment property or make an offer to the seller and then get the financing? Also, when trying to get a loan, what documents should I have in hand so the process goes as smooth as possible? New to RE investing, and I have tons of questions. Thank you in advance!

I'm a new property manager in Southern California and educating myself to become a real estate investor and I was wondering where I could find some free landlord forms (i.e. 3 day notices, 30 day notices, checklists, etc.) Thank you in advance.

Thank you all for the wonderful feedback. For the past couple of days, I have been reading REI books and I have been meeting with REI investors. In fact, I have a meeting with one tonight! I have been bitten with the REI bug sooner than I thought. Also, anyone familiar with Nouveau Riche University? They deal with educating REI's, but it costs $19,500 for the whole program.

I've been hearing about different types of investments such as lease options, wholesaling, etc. How many of them are there and can anyone tell me what the differences are? Also, what type would you recommend to someone who is just starting out in REI. Does it depend what area you invest in also?

I too am a big fan of Robert Kiyosaki's books as well as T. Harv Ekers. I have a mix of audiobooks as well, but I have been recently listening to REI podcasts, which is great. The people that speak are RE "gurus". is anyone else listening to REI podcasts? I watch inspiration videos as well, The Secret, Boiler Room, Thank you for Smoking, Etc. The last 2 movies I mentioned helped me talk to people believe it or not.

to value a property, what are you looking at, land size, elevation, location, size of each unit, etc? Also, from the value report, can this give you an estimate of what your monthly cashflow would be?

SouthJerzdevil, Thanks for the info. Are you familiar with John T Reed's website? He rates REI gurus and I was wondering if he is someone helpful to listen to? I've been reading books from David Crook, Robert Kiyosaki, etc and constantly listening to the REI podcast, which I might add, is fantastic. Is there any other you can recommend in terms of educating myself. Thanks

First of all, thanks to everyone who participates in this forum. I've gotten tons of information just by this page. I'm an aspiring RE Investor in San Diego and I was curious as to what steps I should take first to my pathway of success in RE investing. (start interviewing brokers, RE attorneys, contractors, property managers, etc). I'm finally going to a local investors meeting next Wednesday with sdcia, and I also have a meeting with someone at investorsconcierge. Anyone familiar with these organizations? Again, thank you for everyone's time and input.
