Looking for a little guidance. As a first-time investor I've been hemming and hawing about how to get myself into the game. House hacking a multifamily seems like a great idea, but in the Boston area, with the 5% I can put down, I'm concerned about cash flow once I move out, not even mentioning the lack of inventory right now. And for now I'd like to live close to Boston or maybe Providence.

So I consider other ideas: Use my IRA for a bigger down payment. Buy a distressed condo and BRRRR. House hack a multi in more-affordable Providence. Invest out of state... So it becomes analysis paralysis.

I would love to hear your thoughts and ideas and maybe connect with some of you who have been in a similar situation and hear how you figured it out. I don't need to hit a home run on my first investment, but I don't want to strike out, either.

@Gregg Cohen I've heard good things about Jacksonville as a place to invest. Are signs pointing to appreciation there continuing into the foreseeable future? 

@Ali Boone I'd also be interested in joining the Facebook group. It's difficult in my area for a beginning investor and I'm looking for alternative paths in my REI journey.

@Lien Vuong when you say "outside the Boston area" where are you referring to? I'm looking for a duplex to house hack in the Malden area, but finding it hard to find a property that makes the numbers work for me.

Hi everyone, I'm a first-time investor looking to purchase a two/three family house in the greater Boston area. I'm hoping for some guidance from local landlords on estimating expenses. 

Aside from PITI/PMI, I'm estimating 5% of rental income for vacancy, 10% for maintenance/capex, and 10% for property management. Are these numbers fair? What should I budget for water/sewer? What other expenses should I plan for?
