Hi Nicolas and Jake, I haven't introduced myself yet on the site, but have been reading the forums for awhile and listening to the podcasts.  Just bought a house last fall in Bellmead (suburb of Waco - ha! Waco has suburbs...) Anyway, my son started at Baylor in the fall, so we bought a house that we can hopefully sell for same or more by the time he leaves, alleviating the rent expense.  My husband and I are also looking for more buy and holds in Waco general area, but would also consider fix and flips.  One realtor I used said to stay away from properties north of 25th, due to crime.  But it seems the area is changing some.  Jake, what is your take on that?
