Yes, quit claim deed is what I'm referring to. Thanks for the correction. The partnership is just two guys owning a rental 50/50 for 10 years. Very simple set up other than me and my wife live in Ky the partner lives in SC and the property is in CA. I will consult an attorney in the end but I'd like to go in with some knowledge.

It is a personal tax lien on him an the State attached it to the property.

Thanks for the replies. My partner has an attorney now and hopefully all will be resolved. Until then I am stuck but it's not costing me anything...yet.

I own a SFR that is rented out in CA with a partner. (My wife's name is not connected to the property). I want to protect my primary residence from any potential lawsuit stemming from the rental. My thought is a quick claim deed of our primary over to her.

I have a 50/50 partnership SFH in California. My partner just informed me of a $50k tax lien put on the house stemming from taxes he owes from around 10 years ago. I found out because our loan is about to convert from interest only to conventional. I tried to extend the interest only loan and was informed we are unable due to the lien. This was a great rental and was paining itself off nicely until this happened. Any thoughts of how to correct this mess?

So 5% is a more realistic LTV to expect? How giving are they with repair costs These days?

If you have great credit 800+ will banks take less of a down payment? How much less? I really don't want to march into a bank and ask if it's way out of line.
