In my experience the best cash-flowing properties have been multi-family and smaller apartment complexes (5-20 units). Single family homes may provide better rent per unit, but add an element of risk when that sole unit becomes vacant and in need of repairs. Multi family properties allow an owner to deflect some of that risk, and potentially stagger lease end dates to prevent all units from being vacant at once. Of course, no plan is fool proof and the market can change my opinion and theory at any time.

I do not know much about cemeteries, but I hear people are dying to get in :)
