What is the best stragety for handling a potential lead paint situation? I am just starting out and am looking at properties. Most of the houses I look at were built in the 1950s/60s. And with these houses, I have no clue if there was lead paint in there to begin with or if anything was done about it. Most of the time I would think its been painted over a few times since 1978. Is there a reasonble plan of action beyond having a tennant sign the form that says there "might" be lead paint in the house? I am in NC by the way.

I am looking at buying a couple of rental properties. This will be my first go at this although I have been looking/researching for a couple of years. These are 2 single family homes that rent for $400 & 450, respectively. They are very old but appear to be in good shape. What about lead paint? I have been told to look out for that; the current owner signs a form that states to his knowledge there is no lead paint in the house and the tennant signs this. He says that is all he has ever done and has never had a problem. Any thoughts out there on this or any other potential pitfalls I would appreciate.
