Hello everybody,

I will be putting my first house under contract come Monday morning (it is now Friday afternoon). I am buying sub2 and I already have my end buyer in place. What I need is a good, simple purchase contract. I do have some questions, I have never purchased sub2 and I'm wondering what all I need to put in the contract and what all i need to do. If anybody has a good contract that would be a great help to me.

If anyone has any advice that would be a great help also.

Sure. It's a monthly service that basically only gives you a list of foreclosures and they make it impossible to cancel so you get charged every month for free information.

Ok, it's a scam. Guess I should have taken that extra 30 seconds to research before I posted this.

I bought 1000 biz cards for $22 total - that includes the shipping. I'm going to have to pick up a car magnet from them, just can't beat their prices.

Oh my goodness, you guys are on the ball today! I love it.

My plan is to advertise like a madman (biz cards, word of mouth, bandit signs, website, craigsist, newspaper, etc). I want my first property wholesaled by Jan. 31st and at the very least 12 properties done in 2009.

I also want to own at least 2 properties by the end of the year via sub2's.

I don't have any properties available right now but I will in the next few weeks. I am building up a buyers list to make it easier to move the properties.
