Hello,  

  Will be going to BPCon this next week hoping to learn a thing or two but also would like to possibly meet up with some fellow Michigan investor from my southern Metro Detroit area.  I’m a part time investor who work primarily in healthcare however would like to do this more full time eventually if i could just meet a few like minded people.  I have my real estate license for searching and looking at homes.  I like the business aspect however dislike the salesman side.  If you’re in a similar boat reach out and maybe we can meet this next weekend.

Hello Everyone,

Looking to sell my old home and, for a short period of time, rental located near the corner of Dearborn Heights and Allen Park just off Van Born Rd. The home was built in 1954 and is 720 sf, 2 beds/1 bath, with a 1.5 car garage.

Home comes with the following appliances:

  • Washer
  • Dryer
  • Microwave
  • Gas stove
  • Dishwasher
  • Fridge/freezer
  • Updates are as follows:
  • New plumbing lines in the last month
  • Brand new gas stove not even used
  • Updated flooring and paint throughout home within the last 3 months
  • Hot water heater is less than 2 years old
  • Roof was replaced in the fall of 2010

Was thinking about renting the home again for a bit but decided to try and sell instead.  Rent in the area is easily $725/month with taxes right around $1000/yr for owner occupied and around $1300/yr as a rental.

Home has already been inspected by the City of Taylor and I plan to sell the home move in ready with the Certificate of Occupancy from the City of Taylor at purchase closing. I hope to sell by owner and already have a title company set up to handle the transaction. Asking $65,000 or best, willing to take less if I can sell by owner.

Thanks everyone.  I know the person plans to contact an attorney soon about the whole situation so whatever ideas and suggestions I can give her to take and ask would help. That's all I really want.  I for sure don't want to jeopardize her benefits or care but wanted to see if anyone else had some experience.

Hello Everyone, 

       I know someone who's mother is in a nursing and has been for a few years due to no one else being able to care for them.  The daughter has power of attorney and would like to sell her mothers house since it's just a financial drain with upkeep, bills, lawn, and just recently a severe wind storm which caused some damage.  The daughter told me today that she just wants to get rid of the burden but assumes that since Medicaid gets whatever the house sells for so doesn't know what to do.  I asked if she knew if Medicaid put a lien on the house she said no.  I asked if she was aware if she couldn't sell it and she said she just has always heard that was the case.

        So my question to all you guys,  what are some possible options, pathways she could go through to sell this house.  Obviously I'm interested in purchasing and if I can help her out then I'm hoping for a decent deal.  If there are no liens on the house would it be possible for her to sell or have the mother sell or gift the house to the daughter.  Let me know what you guys think.

       I don't know if it helps but I'm in Wayne County, Michigan.

Thank you guys for your input.  I can read all I want online but until hearing from someone who's done it themselves, I just don't feel confident enough.  I'll go ahead get the lead test and as long as it's good, then go about skim coating the wall myself and giving it a try.

Thanks @Account Closed.  All my walls are drywall but had to check one today to make sure.  I didn't realize there where so many texture types until I looked them up a little bit ago but I believe mine are a type of swirl and slap brush. One room had been painted over but the other two have not.  So if I wanted to try and skin coat it myself with just the mud,  would I have to apply anything to the walls that haven't been painted to help it stick?  What about the room that has? Also I thought I'd go over and lightly sand down at least the high peaks or areas where the previous person left excess mud. Opinions?  

  I'll also check out the diamond veneer you mentioned.

Hello everyone,  

I had just purchased a house I plan to live in for a bit while I flip.  Back when looking at it, I knew the bedroom walls were textured but not that the thing is mine and I've been in it daily for the last few weeks, I'm realizing I absolutely hate the textured walls.  So my question is what is the best way to get them smooth again?  I've read a few things online talking about skim coating a few layers to even out the wall but what's everyone else take on it?   My house was built in the early fifties and I've read that sanding, outside of being messy, could be hazardous considering that at some point there may be lead paint somewhere.

Hello guys,

 I'm sorry if this is addressed or answered elsewhere but when I log into itunes and search for the podcasts,  under biggerpockets the only episodes available start at episode 90 on but I can't seem to find any prior to that.  Through the website I see them all listed but when I get redirected to itunes it's only 90 on.
