Will Gaston lol I enjoy the drive. I’ve learned so much that has directly changed my life from audiobooks because of the drive. Including real estate :) but yeah occasionally if I’m sleepy it can seem longer

Hello, 

I'm a huge audible fan - as I have a long commute to my office (1 hr 20 mins), so I'm looking for some great real estate investing book suggestions. 

So far, I've read 

1. Investing in real estate with no (and low) money down by Brandon Turner

2. The book on rental property investing by Brandon Turner

3. Build a rental property empire by Mark Ferguson (read twice) 

4. The real book of real estate by Robert Kiyosaki (just started) 

If you have some favorite rental property or any real estate investing book suggestions for newbies -perhaps ones that helped you significantly when you were just starting out - I would really appreciate the recommendations!

@James W. Seems like $300 is the average response. I get what you're saying about cash flow varying in relation to total value of home and market. 

That's a good point since it will affect how much you pay in mortgage each month which will naturally affect the positive CF.

@Account Closed I like looking at the numbers like that - it's very helpful for my brain. There's a lot of terminology I'm learning recently, but numbers make sense. 

It does seem like there are a lot of different things to consider when making a purchase.

Yes so many responses! Thank you for yours. That's exactly what I was curious about the CF after all expenses including setting aside money for anticipated repairs and vacancy. 

$300 seems to be the consensus, although it does depend on personal circumstances.
