thank you, I am currently in contact with the listing agent but he seems to not give me all necessary things to i need to plug in to find out if its good deal. i have list of rent roll, and taxes. utilities are paid by tenants. i will try getting a quote from an insurance company to figure out the insurance cost. i know theres other factors i need to put into this to find out if it is good deal but not sure what factors...

I am looking into a 7 family building in nyc, 3 apartments are rent controlled. electricity and water is payed by each tenant. I am trying to figure out how would i know if this is a good deal?
