Thank you for the feedback, Ned.  As I mentioned previously to Hattie, I want to see what is realistic given my circumstances and what things to focus on at this point in my journey.  Thank you much for such great responses and feedback, everyone.  This truly is a good community of folks.  Hopefully I can be on the other side of this fence soon.

Thank you very much for your response. Actually, I did mean the latter, and maybe $80,000 is too high. That's why I asked so I could get feedback and a reality-check. What is a more reasonable goal to achieve in one year? Yes, I have some factors going against me, but I hope by overcoming obstacles now will prepare me for greater things in the future. I will have a chance to exercise my creative deal-making muscles early that will hopefully serve me well in the future. I will have to continue to read, brainstorm and study. I like your idea of getting involved in my local REIA and was also thinking of some Meetup.com groups here in Vegas I could attend. It looks like networking and meeting people will be my best bet. My vision is to someday be in a place where I can be in a greater position to give of my time and resources to others, to help them and be a blessing to them. Thanks, again, Hattie!

Greetings from Las Vegas! 

I am brand new to real estate investing.  Right now I am flooding my mind with books, blogs, videos and conferences, trying to learn as much as I can.  I feel at this point trapped by the Analysis Paralysis syndrome, as well as time and energy starvation due to a full time job and role as a single parent.  I currently work in the Information Technology sector as a programmer analyst and am looking to start this exciting adventure toward financial independence using real estate as the vehicle.  To that end, where to start?  I have read many articles on the types of real estate investment strategies like wholesaling, buy and flip (and buy and hold), structuring deals for no money down seller financing and even investing in notes!  Currently I have little to no money to invest on my own (it all goes to bills and groceries!) so I have to figure out ways to begin investing with OPM (other people's money), which I've been trying to learn a lot about.

I guess a concrete goal would be appropriate.  I desire to make $80,000 annual cash flow income from real estate in one year.  Is that feasible?  Am I shooting to high?  I am really excited about being a part of these forums and look forward to learning and then paying it forward to help others.
