I am not sure I understand exactly what you are asking but if you want to send me a more detailed email or call me today as I am available at 866-570-1031, I would be happy to answer and then come back and answer in the forum so we can all benefit.  Having said that, when you say "if a contract is already fulfilled" , do you mean the seller has already closed and received its proceeds?  If thag is the case it is too late but if that is not the case, then I need to fully understand the facts either via email or phone call and then I can come back and post a consice and accurate answer in the forum so everyone benefits.

Just as a practical matter, I partnered with someone/his self directed IRA and while it was a cash transaction of a self service Carwash so there were no lenders to deal with; however, there were a few practical concerns that we never anticipated. The first was the simple process of opening a business bank account was so aggravating that it became impossible. Ultimately the path of least resistance was to amend the operating agreement to remove the self directed IRA as owner as well as amending the online filing to remove it as a member of the LLC entirely. Fortunately, my partner and I had a great working and trusting relationship so we did what was required to make it happen. Finally, because it was an income producing property that required opening a merchant service account, we had to go through a similar process to accept credit cards. Those little things become challenging because many financial institutions do not understand the concept of a self directed IRA or any type of retirement plan owning private companies. We did not foresee these issues, going into the project, and it ultimately caused a lot of extra headaches.

hey Logan, I am looking for all the above but agents/brokers who lau a referral fee when deal closes as all my leads have tk buy in under6 months on high end.

CMBS lenders but I find that I am right in the sweet sot where my loan ankunts are just not enough to attract them but maybe I could combine a few deals into one or something

Hi, my name is Robert Hetsler and I have had a real passion for RealEstate both professionally and personally for about 15 years.  Personally, I started doing deals in the billboard industry and ended up with a specific passion for self storage so I am continuing to seek out opportunities in north Florida and South Georgia.  I also pick up a few lower end condos/townhouses every year or two until I get to 30, which is my current goal.

Professionally, I have a law degree and I am a licensed CPA and licensed Florida real estate agent so I combine my personal and professional experience to practice full time as a Qualified Intermediary in all 50 states. I am often asked (literally daily) for referrals to agents to assist in finding both residential and commercial replacement property in almost every city as well as the for the assistance with locating a tax attorney or CPA in that same area, especially on larger transactions because more often than not people are selling and buying in two different states so they need local professional assistance. Having said that, I also am looking to find DST contacts as well because that product is becoming more and more popular. So I guess I am looking to build a network of all things real estate accross the accross the county professionally while looking for any off market self storage facility opportunities in the areas stated above under the 2 million mark with expansion possibilities.
