Thank you gentleman for your advice. The 10-plex needs too much work for me to manage from Orlando. The numbers I ran have me cash flowing way to low for me to make this work. I think this would be a deal for somebody if they got it for the right price and had more experience in Avon Park.

I recently ran an analysis on a lake front 10-plex in Avon Park Fl. I live in Orlando so it is over an hour and a half away. The asking price is 250K, I can rent the 10 units for at least $650 per unit, after repairs. It needs at least 50K in repairs.  Also this would be the first deal that i've done on my own. I want to know if there is anything I need to look out for.

Good evening BP. I have invested in a mobile home in the Zellwood Station 55+ community and it is going to be placed on the market any day now.  I understand it is hard to get conventional financing on a mobile home, and I am starting to consider owner financing.  What are your experiences with owner financing?
