I believe jersey city doesnt offer any more rooming house permits, or not for a small 2 family house. Idk, i think they claim illegal tenancy and just keep stayin

As far as I know owner occupied evictions mean that i dont have to show any cause to evict, and also same goes for seasonal tenancy - NJ's Anti Eviction Laws dont apply. 1 tenant didnt sign any lease, he is cousin of other tenant and just moved in as a lodger, month to month.

Interesting situation: have 3 rooms rented on the 2nd floor of a jersey city 2 family house, tenants started attacking me the landlord after 1-2 months of living in apt, claiming its a rooming house etc, withholding rent. Called out zoning, housing dept everything they could. Overall, zoning said, just put everyone on 1 lease as roommates and thats that, however NOT in writing, just over the phone. 

Attorney has sent them the common roommate lease which they are not signing, still pushing w the rooming/boarding house theme (they all confirmed over text before moving in they understand the room rental situation and ok with it). 

One tenant i got a warrant of removal after non-payment of March rent at the court, now he went back to show Order of Cause to elongate process etc. The judge already dismissed his zoning violation/rooming house accusations when we were at court first time, since i as the landlord am aware of the situation and am actively remedying it by proving a common lease to everyone. 

Attorneys are not much help, they just charge for every "consultation". I understand the worst case w the 6 month relocation fee etc. and the tenants are probably gunning for that.

Also whats going for my side as the landlord is all these 3 tenants on the 2nd floor are seasonal, 3 month leases which all end Apr 30th anyways, and its an owner occupied house, i occupy 1 of the rooms. 

Has anyone been in this situation before? Any pointers?

Im trying to get JC zoning to put it in writing that if I sign a common roommate lease/agreement w all of them its ok. 

Cash for keys and any other tactic isnt good as these tenants cant be trusted and are now making sure everything gets delayed, claiming all kinds of hazards etc.

i got an attorney but he said relax and wait for the court as he will get my guy evicted.. idk im doubting it. He said rarely do tenants stay if they dont pay rent

There are a few posts about renting rooms, rooming house situations etc. here. Would like to connect with anyone who runs one, has gotten a zoning violation specifically in Jersey City about it, good attorneys etc. I have an owner occupied unit where there are some rooms rented and one of the tenants seems to be playing the landlord and moved in and starting calling city ordinance, zoning right after to get landlord into trouble, claiming illegal occupancy etc. 

Eviction court date is this week for this tenant and zoning violation 1st letter came 10 days ago, hopefully the non-payment of rent eviction/zoning violation letter (which provides 20 days to appeal, correct single room occupancy issue) dont interfere?

i have a situation that is a zoning issue in jersey city where one of my floors has rooms rented. anyone able to get a rooming house license quickly after they have a zoning notification, or get it appealed? would be happy to talk

Tricky situation, in 2 family owner occupied south jersey house. Landlord rents 2nd unit for 3 people different rooms and lives in one room occasionally, and is trying to evict 1 tenant that moved in in Feb and now doesnt pay march rent. Tenant is calling in zoning, city ordinance etc trying to ask for permits, insisting this is not a legal unit (even though he was ok with it via text prior to moving in) moved in cousin in March and claimed there was a gas leak in February that landlord fixed etc etc. complicated.

Some lawyers say put all 2nd floor tenants on 1 single lease signed by all of them and the landlord and that solves all "rooming house" concerns, some say there could be a 6month relocation benefit etc, some say nothing is needed, if tenant didnt pay for march rent in JC they will evict him quickly in court for non-payment. Any insights appreciated!

Read good things about third federal. better than BoA? There they gave 5.24% or so for first 12months than over 6 after i think

very helpful, yes i just realized you can use it over and over again like a credit card. Def sounds like should be paid off in 10yrs
