Post: 14 unit New Construction project NJ

Hi everyone,

I am writing today to ask how I can go about finding contractors and/or construction companies who are experienced in building new construction. The project is for a 14 unit apartment building in Hudson County New Jersey. Any suggestions will be appreciated.

Hi Everyone, 

I have been debating with myself whether to practice real estate as a real estate salesperson in NYC or Jersey City. I currently have my license in NY but live in Jersey City and studying for my NJ license. Any advice or feedback from anyone who did and tried both markets would be greatly appreciated. Please share your experiences, likes and dislikes.

@Hui Song are you saying there is rental arbitrage in Jersey City or outside of NJ? If so, what is a good market in your opinion.

Hey everyone, I own a 3 family building in Jersey City and am considering trying to airbnb one of my units that will be vacant in the next month. Jersey City passed a law making airbnb illegal, however you will see some posts on airbnb in Jersey City. 

My question is for anyone in Jersey City who actively hosts guest on airbnb. Does it still makes sense, is there a lot of demand, and does it produce more income than market rent? Hope to hear from your experiences!

Hi everyone,

I come to you all for guidance and advice on a property that I am currently under contract for. The property is a two family near Journal Square Jersey City NJ. During the oil sweep testing we were made aware of a 550 gallon tank in front of the property under cement. According the the city the tank has been foam filled back in 2002. The seller is not willing to remove tank and is asking to take it as is. Am I taking too much risk by taking it with the tank? What is the likely hood of it being contaminated if it has already been decommissioned? I am fine with removing the tank once we close, I am afraid of being responsible for remediation costs to remove contamination if any. Please share your thoughts.

Hi All,

I listened to a BP episode a while back from a guest investing in New Jersey. I am looking to re-listen to it but can't seem to find it. A few things I remember from the episode is that this investor was investing close proximity to Manhattan, had a very long lease he made his tenants sign, and focused on small multi-family properties. If anyone knows what episode this can possible be, I would very much appreciate you sharing.

Hi BP members. I stumbled on this site a few months ago and started really taking an interest in vacant land in my home state, New Jersey. I came across a listing for vacant land for $50k and assessed for $200k by the local township office. The catch here is that this piece of land is under Wet Land. I am not to familiar with Wet Lands regulations and was hoping if someone can share some insight on possible solutions and whether it can be built on? Thanks in advance.
