Hi @Jeff Dulla I agree that liquidity is crucial, and don't worry - I'm not that gullible.  But what are your thoughts on that question?  To better explain my situation, I will have enough capital in a few months for a down payment/light rehab and reserves for a property, but I could also save for another year to do a rehab and build quick equity.  If my goal is to acquire properties once every two years, which road would you take?  Just looking for some additional input on the subject.  Thanks!

@Account Closed Hey Ari, congrats on the success!  I'm 22 and I'm going to house hack my first multi-family property within the next year.  I have mixed thoughts on whether or not I should purchase a property that needs work.  How did your first rehab go? If you had to decide between starting your investment career with a rent-ready property now or waiting one year and rehabbing a rental property, which would you choose?  Thanks for sharing!

Hey BP! 

I am a recent college graduate and have been studying REI for a few years. I am currently living at home to save money (and because it's really close to my work), however I am looking to house hack a small multifamily property within the next year in the Milwaukee area. I have a few options that I am considering:

  • Should I purchase a duplex or wait until I have more capital saved for a triplex or fourplex
  • Should I purchase something turnkey, or something that needs a little work, but isn’t a total rehab job.  I would most likely hire out the work, and the main reason behind this would be to add equity to refinance down the road

My plan is to keep the property after I move out as a rental, and I would prefer the rent to cover as much of my living expenses as possible while I am there. Long-term, I have goals in place to be financially independent by the time I am 30 (I’m currently 22) and my focus is primarily buy and hold investing. Any advice or shared experience is greatly appreciated!

Hey Yiyi,

Welcome to BP!  House hacking is a fantastic way to get started in real estate because it's a low-risk way to become both a home owner and a landlord.  I agree with Dawn's post about taking action now instead of later, as the future is always unknown.  If you haven't already, I would also encourage you and your husband to write down goals for yourselves.  This may help clarify how or if real estate investing is going to progress you towards where you want to be.  You're on a great start!  Hope this helps!
