Thanks guys for the quick response. Excellent advice with the 'trial leases' Josh. What does everyone think is a fair price for cash for keys? He moved in at 650/month with 1050 due at signing.

Hey guys,

My friend and previous landlord rented a room to a tenant he believed would be a good fit. He did not run a background check. Two days into the house and the other tenants do not feel safe. He needs to get him out ASAP. Here's the situation

1. Tenant paid first month and part of last month month upon move in.

2. The landlord did not run a background check but the tenant said 'he has bad credit' [LEVERAGE???]

3. The tenant signed the lease [1 year] but the landlord did not sign it and give it back to him [LEVERAGE???]

Please give us your advice. He needs to get him out. Any and all advice is greatly appreciated.

Hey everyone,

I'm looking at a small MF complex in OH and the current owner is paying the utilities. I would like to push them onto the tenants.

1. Does anyone know if it's possible to get the units metered (basically is it possible to get them metered at any property)?

2. I've heard of companies that will collect the utilities from the tenants (take their cut) and then send you a check. Does anyone know if this is legal in OH? What do these firms charge? Any recommendations?

3. Will I need to wait for new tenants to start charging this?

4. Is there any other way to do this?

Any and all advice is greatly appreciated!

Hey everyone,

I'm evaluating a small apartment complex, over 4 units, less than 12 and was wondering about financing.

Is this going to be difficult for me to get without any other deals done?

What's the minimum down payment I would need to put down?

What interest rate should we reasonably account for?

Anything else we should be aware of?

We have some water damage in our house so we need to get the roof repaired (see pics below and above). Here's the estimates I've gotten:

1. $450 total - reseal around the skylight and between the two houses

2. $2,800 - "Prep both back roofs by cutting and stitching any bubbles as needed. Move two AC units to roof underneath them while we are working. Install pads and for the units (two units) and reinstall. Install new white granulated rubber roofing systems on both roofs with all necessary flashings, counter flashings and edge metal. Recondition skylight with caulk as needed.THIS WHITE GRANULATED RUBBER ROOFING SYSTEM IS COMPMLETELY MAINTENANCE FREE (NO COATING REQUIRED) AND CARRIES A 15 YEAR NO LEAK WARRANTY. All debris will be removed."

3. $2,500 - Remove existing skylights (1)
Replace with new skylights (1)
Cut sheetrock and roof where needed
Repair sheet rock and roof where we cut
Seal New skylight

I currently have some water damage on the ceilings of one of my units. Every handyman I've contacted has been flaky and I need this repaired. Does anyone know of someone honest and fair in the Philadelphia area? Thanks!
