I have a duplex with a separated garage that I am thinking about converting to a rental unit. Maybe a studio apartment.

Can you help me create a list of things I need to consider?

I will need to run water and gas

What are your favorite floor plan and rehab estimate apps/software/websites? Also, I know magicplan can create a floor plan and cost estimate. Is there any other options that can do both?
