Hello, my wife and I are currently looking to move to Charleston, WV while she completes her final two years of medical school. I am also wanting to start my REI career while working full time. I am trying to figure out the best way to find housing for us while also tying it into a smart first investment move. Here are the options I have thought about. Any ideas on which route you would take?

1. Buy a house, fix it up, and sell after she is done in two years.

2. Find a multi-unit complex and house hack.

3. Buy a long term rental and BRRRR. While we rent somewhere else for two years.

Any comments, feedback, or ideas would be awesome! Thanks!

 Hey Drew,

If I am in your shoes, I would say #2 without a doubt. The down payment might be higher than a single family down payment but if you can swing it I would say #2. I say the down payment might be higher bc of the purchase price is most likely going to be higher not bc you have to have more as a down payment.

Living in one side while renting out the other side is the way to go!

My wife and I did a long term house hack that took 2 years for a single family home & if I could go back in time, I would try and find a duplex/4 plex instead.

If you have to have a plan B I would lean towards #1 next.

 Great, thanks for the advice.
