Hey @Denis Brown,

Here is what I'd do with that. With that much cash, I'd diversify and do a couple of things.

1) Invest in syndication and/or invest with a beginning investor and require returns that are +x% above inflation (10-15%, for example)

2) I'd take the other half and I'd buy some short-term rentals in some of the hot areas.

3) I'd likely look into investing in other things most people don't think about, like an Annuity Policy which is what we just bought for $1,000,000, and now we're the bank for our lending needs.

Hey Bryce,

Cash is always best, as you know.

But, what I've done in the past is sell the house for X amount higher, and then I get paid as a "fee" like a real estate agent would. It's no different. Don't overcomplicate it. If you really are struggling, pick up the phone and call some people.

Hey Brad,

That rent is the total for the property. In your case $825*2 units = $1,650.

If you run the analysis, you should be able to identify that because your numbers would be awful lol.

Hey everyone,

I have a question about the Multifamily Millionaire book. I'm just about done (I'm on chapter 17), and as I think back, it's a ton of information and it's laid out pretty well. My biggest problem is that I don't quite "see" the entire process from start to end.

My question is this: Has anyone, or has anyone considered putting together a "map" of this? I'm a very visual, hands-on, and auditory learner, and I've been kicking this around. I'd be interested in seeing what you all do to really wrap your head around these processes and use them to their fullest.

I also have a lender private money out of NC that is 7%.

I use a private lender 11-12%, no points, no fees, everything on the backend. He just takes 1st position
