Could someone fill me in? I have been reading about the Colorado "Foreclosure Protection Act" but not totally sure if it affects me.

I was planning on using pre foreclosure as a source of leads for wholesaling, and assigning these over to other investors. But do not want to get into any legal troubles for it. 

To be more specific my script would be approaching them via call saying "I just wanted to give you a quick call about your property over on _______ (Address), I understand that there may be a pending problem, but we are actually a team of real estate investors here in _____ (Market), and we buy houses, for cash, for fix and flip and rental purposes and wanted to see if you had a thought about selling, or if you would consider a cash offer for the property?"

Does anyone have any recommendations when it comes to what attorney and title company I should use for my wholesaling business in the Springs/Denver area?

I am new to wholesaling but am learning more and more every day, and am very excited to do my first deal and scale my business. So when I do get a property under contract, I was wondering if anyone could recommend the best attorney they use and title company  that they use to close their wholesale deals.

I am meeting with a seller tomorrow to look and walk through a rental property that he is very motivated to sell. If we can come to a offer This could be my very first deal wholesaling, but I am nervous about filling out the sales and purchase agreement with the seller when we come to a offer. I don't want him to think I'm clueless and don't know what I am doing. I am in Colorado and have reviewed and read through the 17 page contract to buy and sell real estate (residential) but am confused on what all I have to review with the seller and what I do and don't fill out. Do I fill out what I know already before I sit down and sign with seller? Do O get a attorney to review the contract before or after the contract is signed? To make sure I use the right verbiage and it is correct? Sorry I am very new and do not want to screw up with a legal contract.
