The easiest way to underwrite the number for me is by looking on the short term rental platforms(airbnb/vrbo) as a potential guest and review the host's schedule/previous month reviews for occupancy and average nightly rate. You could easily apply that to any of the cities listed above. Some people also pay for airdna.

You really want to learn how to leverage virtual assistants, and you cleaner is your most valuable piece of the business IMO.

It has been worth it for me in Phoenix, I would pull the trigger. You control the traffic of renters.

@JP Findley Sounds great on the surface. When you put that much down it always helps cash flow. What else helps cash flow is if the triplex units are individually metered for utilities. I have seen a water bill kill a deal many times.

What I liked to do starting out was follow some simple rules of thumb to make my buying decisions more confident. A couple examples would be;

50% rule

1% rule

2% rule

I'm a brand new landlord and my first tenant just gave me their deposit. They own a company that does bullet proof laminate and glass. They're asking me if they can bulletproof my house free of charge. Just wondering everyone thoughts and as to whether or not this is a good idea or a potential liability. Asking for a equity partner.
