Industrial commercial investment investment.

Purchase price: $3,600,000
Cash invested: $1,383,785

93,000 sqft facility. 13,000 sqft. office and 80,000 sqft. warehouse

What made you interested in investing in this type of deal?

This was a local deal that had stable tenants with long-term leases

How did you find this deal and how did you negotiate it?

This deal was brought to me by the broker I work with.

How did you finance this deal?

This was a 1031 exchange which allowed me to put almost 40% down and financed the remaining on a 10 year fixed rate.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Worked with SqFt Commercial.

Retail building with a fast growing 4Wheel Parts company. Building has a retail store in the front and service bays in the rear.

What made you interested in investing in this type of deal?

In looking at many different building to round out my 1031 I came across this deal. The tenant has a long-term lease, growing at 20% per year and is in an area that is central to Cincinnati.

How did you find this deal and how did you negotiate it?

A broker that I have a long-term relationship brought me this deal. We negotiated on price based on the CAP rate and deferred maintenance items.

How did you finance this deal?

This was a 1031 exchange so the deposit was with 1031 money and financed the remaining balance with a 10 year fixed loan.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with SqFt Commercial. They are great.

I currently have a 65,800 sq. ft. warehouse with four tenants. One of my tenants has asked if they could put a storage unit outside behind their space since they are out of space. Would it be unreasonable to charge them a fee although they would be getting the storage unit? My thought is there will be wear and tear on the concrete. Trying to understand if this is a good idea and if I could possibly create a little extra revenue. I'd appreciate feedback/advice. Thanks.

Stick to your rules, do not bend them. If she will not complete the document or do a background check I would be will to bet you will have issues down the road. Shes not the only renter in town.
