Usually if they have a question about it, it’s in the form of a follow up email from the guest to me checking to make sure that I received their signed copy.


 Thanks, Mark. Do you just have them fill in all their own info (name, address, number of guests, dates)? That's certainly easier than the way I set mine up where I have to ask the guest for that info and fill those in, then send.

I imagine guests will be more amenable to the term "agreement" than "lease."

We send every guest a rental agreement.  There have been times where guests have read it and said "I'm not comfortable signing it" and then we mention to them that there are plenty of other nice short-term rentals they can choose from besides ours.

After each reservation, we send the guest our rental agreement via Docusign.com from our web site or mobile phone using their app.

 @Mike Shemp, please expand on what you mean by sending the docusign from your website. Is that a feature that loads the form in an i-frame on your own booking site rather than pulling up docusign.net when the person clicks through from the email?

Exactly what @John Underwood said. We have a pretty comprehensive agreement that is on both AirBNB and VRBO and when you book the house, you accept the agreement.

EDIT - Now on VRBO everyone opts for the insurance which covers up to 3k of damage etc. I have had to use it 2x in the last 5 years with zero hassle. I have used the AirBNB insurance once and it wasn't a problem either. Guests broke a window (the locking mechanism not the glass). VRBO guests destroyed the futon frame. 

 How do you get the agreement onto Airbnb, @Michael Baum? I haven't seen that option.
