@Bill F. It’s going to be 60 houses on 70 acres. This will be his biggest project by far and is worried about taking on debt but instead would like a partner. 4.5 million is to get the land sub divided and utilities pulled in and infrastructure placed. The first 30 houses pay back the money borrowed and then the other 30 houses’ profit to be split between investor and builder. Please keep asking questions as I’m super confident in this deal and I have found him another 60 acres for when this development is done.

I have a builder with all the number and a land owner in his pocket. He needs a hefty amount of money but the numbers make sense and he has built plenty of houses before. This will definitely be his biggest project that he has done and will take a year or so before the money starts pouring in but he wants a partner. Any suggestions on where to look or who to ask?

I have a duplex in a Flagstaff Az that are both 1 bed 1 bath. I currently have one side rented for $1050/month with the beast tenant ever. Owner has to move because of his job and is living in the other side. Currently listed for $340k. Bus stop is right in front of the duplex and it’s close to the university. If anyone is interested or wants more info message me and we can talk.

Ok thanks! So the houses I saw in the list will most likely not go to auction? Have you bought tax liens before? What was your experience with them if you have?

Hey everyone I am just researching about tax liens in Utah and need some help from anyone who has done it before. I live in Arizona but Utah is pretty different so I'm not sure what in doing. So I know that you bid on % of ownership so if you get a house for 90% what do you do with the people who already live there? And what happens to their mortgage? Do you have to go through a lawsuit with the people who live there? What would be the best way about getting possession? Any advice would help me thanks!!

Thanks for all the feedback! Yes I want to start keeping the houses that I'm flipping but I have partners that need to be on the same page. I just figured if I can do some on my own there won't be any discussion on it. Plus if I can do both, have some with my business and some personally it just makes sense to me to be double dipping. @ Ed emmins, where can I find code enforcers' property to look at? Have you done this before? Again that's for the feedback!!

Hey everyone!! I have been flipping houses for almost 4 years now and it has been super successful. I am really ready to start building my rental home portfolio though. I just don't know where to start. I have about $25k I'm ready to put down for an investment or maybe for a cash deal. Where should I go to start? What kind of houses should I be looking at? Any ideas or advice would help thanks!!
Hi Jerry! I'm wondering if you could help me out. I am new to tax liens and need a little guidance. I bought three just last week in coconino county in az. One of them said last tax payment was sept 15 2013... Does that mean I can for lose on the property this September? If I can, what are the steps I need to take?
