Most commercial real estate brokers use Costar, which is what I use. It is pretty reliable. I'm not sure if you will be able to access it. If you need help with comparables, getting a good broker is always a great option.

In my opinion: Ideas are a dime a dozen. They aren't worth anything until effort and commitment i made in making them real.

Hi everyone,

I first want to admit I am new in the industry and have been working as a MHP Broker for over 8 months in AZ. After reading everyone's responses I can tell that there is not a lot of good information on this property type.

One thing about MHP's is that many of them, depending on what size you are looking for require a manager. Because owner's do not want thier managers to know that they are selling, most good MHP deals are off-market. For this property type I would recommend a broker if you are looking for a good MHP above 30 Units.

Good luck! MHP's are a great investment with consistent returns!

Hi everyone,

I just stumbled across this site the other day. I was very impressed by the information and community here and decided to join. I am currently working as a Junior Broker in Arizona for NAI Horizon focusing on Mobile Home Park and RV Park Investments. I am lucky to have my father as a mentor and have worked here for the over 8 months and counting! I am new in this industry but my dad (who doesn't market too much, or needs too) has been in this industry for over 10 years and has a firm hold over the MHP market here in Arizona and a good relationship with the big buyers and sellers. That being said if anyone is looking for more information on MHP investments feel free to contact me.

I plan start working on my own in the next year and a half in Hotel/Motel Investments. I am also working on getting my CCIM designation and am always open to any suggestions or advice from experts in the business. I plan on investing in my first property soon as well!
