I am just starting out and forming an agreement with an investor, but I want advice on how I should structure the agreement and what I should include that I am expecting out of the partnership. He will primarialy be the money, but I will be doing everything else (finding the property, closing, rehab, selling/refi & rent, etc.) 

Any advice on just structuring the agreement and my expectations would be great!

@Danielle Jackson, do you happen to have some formulas for the IRR, and cash-on-cash that I would be able to use? If not, can you point me in the right direction? I am having a hard time finding one I can use excel.

I am looking for a multifamily listing closer to a 10% cap rate. Am I being unreasonable in my hopes to find something in this range between Tacoma and Marysville?

Does anyone know of or as a part of any real estate investors organizations in the Everett or Snohomish Washington area? I’m looking for a mentor or coach that can help me as I’m starting out.

@Mac F. @Tyler Gibson I think I’m going with E*TRADE because I would like to have investments as well as banking all with one spot. I researched betterment, Wealthfront, sofi, and M1 finance. E*TRADE has a saving acct with 1.75% APY, but I can also have all of my other portfolios, loans, and 2 checking and one savings account all in one spot.

Let me know if anyone has any experience with E*TRADE in this aspect
