I'm sure alot of us newbies are seeking insight on investing, where to look for a good buy, how to make deals and what are the right/wrong steps..

We all want to be successful and if I had any advice I would love to give it!! Being that I work as a paralegal for a RE law firm I see people buying investments all the time! I just don't know how they do it!

We've looked everywhere for properties with equity that aren't in horrible condition but have had no luck :( Our next step is hiring a realtor, we were just trying to save on that cost!

we are going to be first time investors (in GA) and we are having a really hard time finding a property in our price range... we want to find a bank owned property but i really have no idea where to even look! i've signed up for realtytrac.com, for the free trial only :) .. anyway i get a few addresses of potential properties and we go look at the but it looks like people are living there????!?!?! how current are acutal websites? i know the hunt for a profitable property is the hard part but i think we just need some guidence on where to look!?!?! we thought about buying from an auction but i heard you have to have cash or a cashiers check for that! i don't want to be discouraged but i had no idea finding the right house would be this hard :( would our best bet be hiring an agent? we are trying to save on expenses since we have a limited budget..

please help us!! :crying:

we need help!! we found this awesome home but the foreclosure is not complete yet. it has not gone to auction yet.. (that i know of) but our question is: can we make an offer on the home before it goes to auction? it has so much potential and we want to snatch it up if we can!

any help or advise would be greatly appreciated! thanks :)

thanks for the welcomes! we are in woodstock! been researching for awhile trying to keep an eye out for that good first property

My girlfriend and I are looking to grab our first investment property. What kind of options do we have if we are looking to put zero of our money into it? Also, what type of loan can we take out for repairs to the property? Thanks for any info!!!
