I have a 4bed/1bath single family for sale in 53204 zip. It rents for $1050. The lease is up in October, but I think the tenants want to stay. Should I extend the lease another year before I sell? Would the property be more valuable with a paying tenant?

I have decided to list the property for sale. There have been three break-ins since June and repairing the damages have been draining my budget. I did have a PM. He suggested it might be time to move on.

Does anyone have any experience investing in rental properties in the 53204 zipcode? I recently closed on a SF 4Bd/1Bath and now having trouble finding qualified tenants.
