Hi BP community, 

I am new to real estate investing and would like your input on a property. SF and duplex on the same property, $199,900 Listed at Price, 4 Beds 3 Baths, 1,814Sq. Ft., Built: 1954 Lot Size: 8,276 Sq. F

Here is additional info:

The owner wants a "subject to" offer and is not showing the property before an offer as the tenants - as I understand it - don't know about the sale.

I put some numbers in the rental property calculator, but I am not sure whether I did it right or not. My outcome was that the expenses are the same as the income.

Photo shows the SF. Duplex looks in similar. No inside photos shown. 

Any input is greatly appreciated! I was told that the owner received a couple offers.

If you purchase a house that comes with tenants, is it common to have them sign a new rental agreement with your conditions? Or do you have to wait until their lease is over to do so?

We are looking for investment properties (SF/MF) on the Bay Area Peninsula. Properties should fulfill the 1% rule or better, and the 50% rule. We are also interested in commercial properties (5+ units).

I would like to learn more about "subject to" investing. I am looking for an experienced "subject to" investor in San Francisco or the Bay Area that I can shadow though a deal. If you can also teach me about wrap-around mortgages in addition, even better!

I am looking for my first mortgage and I am wondering if it is better to work with one lender, or with different ones at the same time and use the one who gives me the best deal? 

What are the advantages and disadvantages? What is the effect on my credit score?
